A new study, using Home Office statistics, provides an insight into fire safety problems in England. Some of the findings are alarming, showing how many buildings actually fail to comply with regulations. We want to have a closer look here, then you can speak to us if you want to arrange fire risk assessments in Saltburn and other areas in Teesside. Keep in mind they are mandatory for many types of commercial premises.
The alarming headline
Easily the most worrying thing about the study is the finding that national fire safety standards in England are now at a 14 year low. In the past year, a massive 43% of buildings failed checks from local fire and rescue services. As a result, just 57% pass, significantly down from 69% in 16/17.
Regions
While the overall picture is worrying, there are actually massive differences between regions. Some have a very good record of fire safety, while others have a problem and buildings routinely fail audits.
To put the regional difference into perspective, it helps to look at the best and worst areas. The highest pass rate for fire safety audits in 24/25 was Cheshire (92%). Just behind them were Staffordshire (90%) and Hertfordshire (89%). On the other hand, the highest level of audit failures was in Humberside (92%). Lancashire had a high fail percentage too (88%).
Most common fire safety failings
As well as looking at overall and regional fire safety failings, the study had a deeper dive into why buildings fail. A few mistakes pop up time and again. As a top provider of fire risk assessments in Saltburn, we find similar issues with some of the commercial properties we inspect.
The most common failing is problems with emergency routes and exits. This can include a variety of specific factors, such as locked doors, obstructions, and fire doors wedged open. They can cause serious risks, including making it harder for people to evacuate if there is a fire.
The second most frequent cause of an audit failure was maintenance. Again this includes a number of different issues, such as failing to maintain fire doors and alarm systems. It seriously increases the risk if there is a fire, especially if occupants don’t get advance warning and if fire doors fail to prevent the spread.
Finally, and most alarmingly, rounding out the top three for causes of audit failures is not having a fire risk assessment or it being inadequate. It is a legal obligation for all commercial properties under the Fire Safety Order. So, not having an up to date one is a huge red flag.
